MIKE’S PEAK VALUE REPRESENTATION

 

Whatever market we find ourselves in, such as a buyer’s market or like now, a torrid seller’s market, all encompassing marketing is a key to obtaining Peak Value for my Seller clients.

 

Peak value means more than getting the highest price, though that’s critically important. But there are other factors that could be important to a Seller besides price. Suppose you’re a seller that needs to find another home after you sell your current one. Wouldn’t it be great to be able to rent back your own home and therefore not have to move twice? Professional negotiations would be an example of Peak Marketing.

 

Perhaps employment change or some other circumstance requires a very quick sale. Peak Value Marketing would sell your home quickly, still obtaining the very highest price possible.

 

EXAMPLES OF PEAK VALUE MARKETING

(at a minimum, ALL the following are utilized)

 

1)  Arizona Republic Advertising ~  Some agents will try and get away from not having to spend a lot of money to advertise in an extremely active market hoping for another agent to sell the home. I believe that all markets require full market exposure. The more well qualified buyers see your home, the greater the possibility of obtaining the best price and terms. Your classified ads are run in the “New to the Market” section, Open House Section, Scottsdale or Luxury Home sections.

2)  Virtual Slide Show ~ (10 Photo Slide Show Tour on NorthScottsdale.com, Realtor.com, MikeBodeen.com, Yahoo, etc) with room by room descriptions showing prospective buyers the finer points of your home.

3)  360 Degree Virtual Tour ~ on Realtor.com, Yahoo, Homes.com, NorthScottsdale.com, MikeBodeen.com, PhxMLS, etc)  This is the most desired tool that internet users look for when they’re shopping online for their home. And over 70% of all home buyers in 2004 began their search using the internet.

4)  Full Color Flyers Inside and Outside ~ My goal is to get qualified buyers inside your home and nothing does it quite like color.

5)  Multiple Listing Service ~ A Seller’s Most Important Ad:  Let’s face it, the chances are good that a fellow agent will sell your home. I want them to be as fully informed as I am about your home. There are 560 characters I can use to write about your home. If the agents aren’t impressed by what they read, they may not show the home.

6)  For Sale Sign ~ (With Mike’s Direct Number) Unlike most  other real estate firms, at Realty Executives, all buyers who call from our signs are routed to the listing agent. That means that the one professional who knows more about your home than anyone – me, will get that call.  This substantially increases the chance of more showings to more qualified buyers.

7)  Networking ~ with Top professionals from our 7 North Scottsdale and Paradise Valley Offices. Along with our Realty Executives agent tour, (below) agents from our firm meet every Tuesday morning to “tout” our new listings. This gives more direct person to person exposure.

8)  Realty Executives Agent Tour ~ This tour of your home will occur within a few weeks of listing commencement. As many as 60 to 70 agents will tour your home within a few weeks, giving you further quality exposure.

9)  Open Houses ~ are recommended to vastly increase prospective buyer traffic, especially the first few weekends after the listing.
